If you’re planning to apply for one of our homes, we want the process to be clear, fair, and consistent for everyone. Below are the standard qualification guidelines used across all properties we manage.
Income Requirements
Applicants must demonstrate the ability to comfortably meet rent obligations.
- Household income should be at least 3× the monthly rent
- For Housing Choice Voucher (Section 8) participants, income must equal 3× your portion of the rent
- All lawful, verifiable sources of income are accepted, including:
- Employment income
- Self-employment income
- Housing assistance (Section 8 and similar programs)
- Disability, retirement, or other fixed income
Credit & Financial Profile
We evaluate overall financial responsibility, not just a score.
- A 620+ credit score is preferred, but not required
- We consider:
- Payment history
- Outstanding balances or collections
- Overall financial profile
Rental History
A strong rental track record helps support approval.
- No eviction judgments within the past 6 years
- Positive rental history with:
- On-time payments
- No lease violations

Application Requirements
Each applicant must complete the following:
- Submit an online application
- Pay a non-refundable application fee ($50 per adult)
- Provide:

Pet & Animal Policy
- Pet approval is property-specific
- All applicants must complete animal screening, even if no pets
- Assistance animals are not considered pets and are handled in accordance with Fair Housing laws
How Applications Are Processed

- Applications are reviewed in the order they are fully completed
- A completed application includes:
- Application submitted
- Fee paid
- Documents uploaded
- Animal screening completed
