My mother-in-law, Yvette, lived by one rule: no negativity allowed.

Positivity reframes it: “We’ve confirmed the issue, here are two vetted quotes, and here’s our recommendation to protect the property quickly and cost-effectively.”

The facts don’t change, the furnace still broke, but the tone and direction of the conversation create confidence.

Residents remember how you make them feel. When a maintenance delay happens (and it always does), negativity sounds like frustration and blame. That leads to early move-outs, turnover costs, and vacancies that eat into ROI.

Positivity reframes it: “We understand the inconvenience, here’s the timeline, and we’ll make sure you’re taken care of in the meantime.”

That approach doesn’t just solve problems, it builds loyalty. Loyal residents stay longer, renew leases, and protect your bottom line.

Vendors: Accountability Without Negativity

Vendors are human too. A negative, blame-heavy approach makes them defensive and slows projects down.

Positivity reframes it: “We appreciate your work, here’s the deadline, and here’s why this timeline matters to the owner and resident.”

It’s accountability without the baggage, and it gets things done faster.

Managing property in Virginia’s Northern Neck, Middle Peninsula, and Caroline County comes with its own challenges.

  1. Let negativity take over- blame the vendor, avoid the call, and risk losing the resident at renewal.
  2. Lead with positivity- acknowledge the problem, communicate clearly, and show that we were on it.

We chose option two. We told the resident: “We hear you. This is a priority. While the repair is scheduled, we’re providing temporary protection to prevent further damage, and we’ll update you every step of the way.”

The result? The repair got done, the resident felt respected, and the owner avoided a costly vacancy. That’s Yvette’s rule in action.
